Almost everyone has a friend or
relative who sells real estate, so it's natural to go to them when you're
ready to buy or sell property. But ask yourself…."who is the right
professional to trust my transaction to?" Then, determine a few simple facts
before making the decision, and select someone who meets the criteria in
every way.
1. What is the reputation and scope of influence of the firm the agent works
for? A highly reputable, nationwide company will bring you the most
potential buyers.
2. Beyond belonging to the Multiple Listing Service, does the agent have
other creative ways to market your property? Ask about and visit in depth,
the agent's personal website, not just that of their company. 87% of buyers
begin their search on the Internet, so a feature rich site will serve you
well.
3. Is this agent dedicated to the sale of real estate full time, or is it
just a hobby or part time profession? Successful Realtors® are available
24/7 to get your home sold.
4. How does the agent respond to you on initial contact? If they are too
busy to return calls, or don't have the communication resources to get your
message or stay in contact on an immediate basis, a buyer can slip through
their fingers.
5. Ask to see examples of methods the agent uses to market themselves and
their listings. Agents who rely only on MLS or broker advertising aren't
doing enough. You deserve an agent who aggressively markets in a number
unique ways.
6. Pay attention to mailers on 'Just Sold' or 'Just Listed' properties you
get from local Realtors® to see if they are motivated and hard working
marketers. Yours is a business transaction, and should be handled that way.
7. Ask when they last attended a professional seminar or workshop for
continuing education to ensure they are keeping abreast of the latest
information in their profession.
8. Evaluate the enthusiasm and personality of the agent. An energetic,
friendly and professionally appearing agent will make the best impression on
your behalf.
9. Notice the clarity and completeness of information given you by the agent
as they explain their methods and what is expected of you in the process.
There will be many occasions during the transaction for the agent to
communicate with you and the buyer. Make certain they can do a good job in
this area, to keep your transaction on track.
10. Ask about the agent's relationships with other professionals who will be
involved in the transaction, such as inspectors, appraisers, surveyors,
title companies, repair people, etc. to see if they have a list of
professional partners that will help you and your buyer in time of need.
Once you are convinced that you have the hardest working, most professional
agent to market your property, sit back and relax…and let them go to work
for you.
